Questions

Frequently Asked Questions

Louisiana law requires a call to 811, the number that gets buried utility lines marked, at least 48 hours before any digging or demolition, not counting weekends and holidays. Federal and Louisiana asbestos demolition rules mostly cover commercial and public buildings, not the teardown of a single house. Asbestos found in an older house can still raise the cost. A demolition permit from the parish or city is usually needed as well.

Yes. Grading shapes the lot so rainwater runs away from the foundation rather than pooling against it. Driveways and patios should drain away from the house too. The same grading matters around the foundation of a home addition.

The size of the building, what it is made of, and whether the foundation has to come out matter most. Hauling and disposal, permits, and any asbestos or lead found in an older building add to the cost. On the grading side, the amount of fill and how far the lot needs to be raised set the price. Tear-out ahead of a bathroom remodel is a smaller demolition job.

Fill can raise the ground under a slab home in FEMA's high-risk flood zones, those labeled A on the map, either as compacted fill or as fill held inside a raised foundation wall. Some parishes and cities limit fill in mapped flood zones or require an equal amount of soil to be dug out somewhere else to leave room for floodwater. The local rule decides how much a lot can be raised before a custom home goes up.

The teardown itself is the quick part. Permits and the 811 call to mark buried lines come first, and grading afterward waits on dry ground. Interior tear-out for a kitchen remodel stays inside the house, so the weather matters less.
