Sizing an Addition on a St. Gabriel Lot
St. Gabriel's 2014 zoning ordinance caps lot coverage in its low-density R1(A) district at 40% and building height at 30 feet or 2½ stories. Homes in that district must sit 20 feet back from the front and rear lot lines, and keep side gaps adding up to 20 feet, with at least 10 feet on one side. An addition has to fit inside those lines. Measure how much of the lot the house already covers first.

The City of St. Gabriel, not Iberville Parish, issues building permits inside the city. Its checklist asks for the contractor's state license, proof of insurance and workers' comp, an annual city registration, and an Iberville Parish sales tax clearance, so a builder without those cannot get the permit.
For a new home, the city wants a licensed surveyor's site plan showing where the house sits, its distance from each lot line, and the lowest floor elevation of the living space. Custom single-family plans also need either a soils report (a study of the ground the house will sit on) or a soils waiver signed by the owner. Only the owner can sign that waiver, so decide on it early when you plan a custom home.
Hurricane Gustav brought a peak gust of about 85 mph to St. Gabriel on September 1, 2008. When you buy an older home in town, ask how its roof came through Gustav.
Most of the city is levee-protected Zone X, with Zone AE pockets at a base flood elevation of 11.0 ft and Zone A areas with none published. Inside a flood zone, new homes and additions worth half or more of the home's value must sit at or above their zone's flood elevation. In a Zone AE pocket, the floor must reach 11.0 ft on the map's scale, not 11 feet off the ground.
