Our Services

Worn finish, scratches, and stains sanded off down to clean bare wood, ready for a new finish.

A new stain color laid on sanded boards, from a light natural tone to a deep brown.

Damaged, loose, or stained boards replaced or fixed so the repair blends into the floor around it.
Benefits
Refinishing brings worn, scratched hardwood back to a smooth, even finish and a fresh color, for far less than the cost of new flooring.

Questions
Usually, when the boards are sound. The 2022 Remodeling Impact Report by the remodeling group NARI and the National Association of Realtors estimated a hardwood refinish recovers 147% of its cost at sale. A floor that is only dull usually just needs a fresh top coat, while deep scratches, dents, or finish worn to bare wood call for a full sand and refinish.
Refinishing is usually far cheaper. In the 2022 Remodeling Impact Report, a hardwood refinish had a median cost of $3,400 against $5,500 for new wood flooring. Solid hardwood can be sanded and refinished many times. An engineered floor, a thin layer of real wood over a manufactured base, should not be sanded at all when that top layer is thinner than 3/32 inch. A floor like that is replaced with new hardwood instead.
Square footage comes first, then the floor's condition: boards that need repair, deep stains, or an old finish that is hard to remove all add time. Changing the stain color adds a step over a clear finish. In a house built before 1978, taking off painted baseboards can disturb more than 6 square feet of paint in a room. The EPA's lead-safe steps then add time and cost, as they do for house painting.
That is normal movement. Wood takes on moisture from humid summer air and gives it up when the heat runs dry in winter. In damp, warm coastal areas, indoor wood averages about 11% moisture content, against 8% in most of the country. Keeping the house within the flooring maker's temperature and humidity range holds that movement in check, and the same goes for wood floors in a new home addition.
With a typical water-based finish, the floor can take foot traffic after 24 hours. It reaches full cure in about 3 days, and rugs should stay off until then. High humidity and cool temperatures slow drying. Refinishing a kitchen floor works best before a kitchen remodel brings in new cabinets.
