In the Area
Flood zones in Sorrento can differ within a few blocks. Part of Main Street sits in Zone AE, FEMA's high-risk flood zone, while ground about a quarter mile away sits in lower-risk Zone X, protected by a levee. The zone decides whether flood elevation rules apply to a new home, so look up the lot's address on the flood map before you buy it.

Questions
We offer custom home building, roofing, home additions, bathroom remodeling, kitchen remodeling, hardwood floor refinishing, flooring installation, window replacement, house painting, and demolition and land grading.
The worst was the August 2016 flood, when the New River Canal gauge near Sorrento hit 7.88 ft on August 16, its highest level since the gauge started in 1997. Its previous high was 6.27 ft, during Hurricane Isaac in 2012. When you look at an older house in town, ask how close the 2016 water came to the floor.
The New River Canal gauge near Sorrento peaked at 5.41 ft during Hurricane Ida on August 31, 2021, and at 4.25 ft during Hurricane Francine on September 11, 2024. Both stayed well below the 2016 record of 7.88 ft. Judge how high a floor should sit by how high the 2016 water rose on the lot.
The Town of Sorrento sets its own flood rules, separate from Ascension Parish. The town joins the National Flood Insurance Program separately from the parish, with a flood map of its own that took effect August 16, 2007, and is still current. Read the town's rules before you plan a new home or an addition.
The town's first flood insurance rate map, or FIRM, took effect on June 1, 1978, so a house built before then is called "pre-FIRM." Flood insurance is priced differently for those homes. Ask an insurance agent how the build year affects the price before you buy an older house.
