Hardwood Floor RefinishingWhy Us
We started as a hardwood flooring business, and we still install and refinish floors today, so one licensed contractor can build the house and finish its floors. We hold Louisiana residential contractor license 884790, and we are insured.

In the Area
Every new home in Zachary needs three elevation certificates (surveyor's forms that record how high the floor sits): a proposed one before the permit, a slab one for the city once the slab is poured and before framing begins, and a final FEMA one before the last inspection. Inspections stop until the city has checked the slab certificate, and the city gives no elevation waivers. Budget the survey work for all three.

Questions
We offer custom home building, roofing, home additions, bathroom remodeling, kitchen remodeling, hardwood floor refinishing, flooring installation, window replacement, house painting, and demolition and land grading.
In Zachary, even outside a mapped flood zone, the lowest floor of a new home must sit 1.0 ft above the highest of five marks: the nearest sewer manhole, the street centerline, the FEMA base flood elevation, the adjacent base flood elevation in Zone X, and the record flood level. An attached garage must sit at that same floor height or follow the state's rules for enclosed space below the floor. A lot below the street may need fill.
Beyond plan review at $50 and the building permit at $0.25 per square foot of living area, a new home carries a $200 traffic impact fee, a $150 infrastructure fee, and $550 for a standard 3/4-inch water meter. The sewer impact fee for a 3/4-inch meter is $2,150. Put those fees on the list when you budget a custom home.
The Highway 64 gauge near Zachary recorded 26.14 inches of rain through the morning of August 14, 2016, with 17.5 inches in the 24 hours ending Saturday morning, August 13. The city counts all of Zachary as flood-susceptible, not only the homes in a mapped flood zone. So plan a new home's floor height as if the lot could flood.
Permits in Zachary are good for 180 days and can be renewed at most three times. Once one expires, all the original fees are due again, although the inspector may cut them in half once for bad weather or other events outside the permit holder's control.
