How a Geismar Roof Replacement Gets Inspected
When a roof is replaced in Geismar, a 2023 state law lets Ascension Parish inspect it from location-tagged photos instead of a visit. The parish form calls for 2 photos of the old roof, 4 of the wood decking, 4 of the underlayment laid over it, and 6 of the new roofing. They show layers of your roof you will never see again. Ask for a copy of the full set once the new roof is on.

Ascension Parish values a new home at $75 per square foot of living area. The permit fee is $3 per $1,000 of that value on the first $100,000, then $4 per $1,000 above that, up to $500,000. Plan review adds $60, and the mechanical permit for heating and cooling, the plumbing permit, and the electrical permit are $200 each.
Ascension Parish's re-roof permit calls for a signed contract, a re-roofing information form, the contractor's Louisiana license, and the set of photos taken during the work, turned in once it is done. The form also asks for the contractor's parish license number. Keep your copy of the contract with the permit.
After the August 2016 flood, 1,553 homes in Ascension Parish were deemed substantially damaged, meaning repairs cost 50% or more of the home's market value. A home in that group has to meet current flood rules when it is rebuilt. If you are buying a house that flooded in 2016, ask whether it was one of them.
The Weather Service reported that numerous homes across Ascension Parish suffered minor to moderate damage from Ida in August 2021, mostly to roofs, carports, and fascia, the trim boards along the roof edge. After a big storm, check your roof, carport, and fascia boards from the ground.
