Questions
Lot coverage and setbacks come first, since zoning sets how much of the lot a house may cover and how close it may sit to the property lines. Check both before you settle on a size. In a flood zone, also check how high the addition's floor must sit.
In a flood zone, once the cost of an addition or other improvement reaches 50% of the home's market value, the whole house may have to meet current flood elevation rules. Some parishes and cities add up that total over several years. A remodel inside the existing walls, such as bathroom remodeling, counts toward the same total.
The addition's size and the rooms inside it drive most of the price, since a bathroom addition needs plumbing that a bedroom does not. The 2025 Cost vs. Value report, a yearly national survey of remodeling costs, put a midrange bathroom addition at $60,645 nationally, with about 53% recouped at resale. Foundation height, tying into the existing roof, and finishes like new hardwood floors move the number from there.
It can be: in a home built before 1978, paid work that disturbs more than 6 square feet of paint per room inside, or 20 square feet outside, falls under the EPA's lead-safe rule. Under the rule, the owner must receive the EPA's Renovate Right pamphlet no more than 60 days before work begins. The same thresholds apply to house painting on the older part of the home.
The size of the addition sets most of the schedule, along with plan review and the weather. Foundation and slab work need dry ground, so a rainy stretch can hold up the start. Choosing finishes early keeps the inside work moving once the walls and roof are up and joined to the house.
